Property Wanted in Louisa, Fluvanna, Albemarle (Albemarle)

We are from this area and looking to upgrade to a small farm/homestead with 15-40 acres in Zions Xroads area of Fluvanna/Louisa or Albemarle.
Even if no house on property, we are prepared to build if needed.
Would be happy to just have some existing fencing, barn for our animals and a water source.
