Braden Property Management is searching for an Assistant Property Manager to assist with our portfolio of homes in and around the Charlottesville area.

ESSENTIAL FUNCTIONS:
The Assistant Property Manager’s role is to support the daily operations of our company, and directly support the Property Managers and Maintenance Coordinator.
The ideal candidate will be a quick learner who is detail oriented with the ability to prioritize multiple tasks with efficiency and accuracy.
They will need to use critical thinking and problem solving skills to be able to effectively communicate and operate in difficult situations.
SOME OF THE MAIN JOB DUTIES:
Answer phones and assist walk-ins with the myriad of concerns that may arise.
Manage rental and info email accounts as the first point of contact for various types of inquiries
Process applications and complete lease forms
Conduct move-in, move-out, and annual inspections.
Assist Maintenance Manager (MC) to secure maintenance services, contracts.
Communicate with vendors, tenants, & owners regarding property and maintenance issues.
Investigate and help to resolve complaints, disturbances and violations.
Utilizing software to ensure that tasks are completed and documented
Contribute to team efforts by accomplishing other related tasks, as needed.
COMPETENCIES:
Property Management experience is preferred but not required.
Proficiency in working with computers is essential.
Specifically: calendar management, G Suite software (Sheets, Docs, Drive).
Knowledge of property management software (especially AppFolio) is a plus.
Ability to obtain Fair Housing accreditation within 30 days of hire.
POSITION TYPE AND EXPECTED HOURS OF WORK:
This is a full-time, in-office salaried position; typical business work hours and days.
Ability to handle rotating weekly “on call” shifts for after-hours emergencies.
Significant periods of sitting, standing, and walking are involved.
Occasional moving through unpaved grounds, up and down stairs, and in crawl spaces required.
Limited need to lift items weighing more than 30 lbs.
The Assistant Property Manager usually works in the field alone and must have awareness of personal safety.
TRAVEL/DRIVING AND OTHER EXPECTATIONS:
Must have a valid driver's license, and reliable personal transportation to make trips to properties in and around Charlottesville.
Approximately 50-80% of the time outside of the office during peak “turnover season.
” Occasional travel is expected during the rest of the year.
Must have a cell phone to be accessible to coworkers and the ability to work in the field.
Background check required.
Starting salary of $38,000.
