Permaculturist Purchasing Land for Farm/Conservation Easement (Charlottesville)

I am looking to purchase land in Albemarle County with favorable owner-financing for a permaculture farm that could be protected under the Agricultural Conservation Easement Program.

My target is to begin the process of purchasing land in in late 2024/early 2025 to begin developing conservation farming systems for sustainable production of food, fuels, fibers and medicines.
It would also serve as a place for agricultural research.
I believe 10-30 acres would be a great starting point and is currently within my budget for a standard down payment.
This endeavor is fairly novel, though if you are in a serious position to partake in something like this I am more than happy to further explain of the ins and outs after brief correspondence.
Proximity to town is important as the public education component is integral to the project.
The healthier the soil the better, and open pasture would be easiest to convert, though forested and/or hilly areas could be suitable as well.
Degraded soil is acceptable for this context.
My management practices will improve the soil by storing carbon in the ground while providing resilient food systems that can be uniquely productive for humans and animals alike.
